As we head into the summer season, both Hawaii and California real estate markets are showing early signs of shifting momentum. Whether you're buying, selling, or just watching from the sidelines, understanding where the market stands right now can give you a major advantage.

🌺 Hawaii: Inventory Is Opening Up, But Timing Is Everything

In Hawaii, we're finally starting to see more inventory hit the market—particularly in the condo and vacation rental space. While prices are still holding relatively firm in high-demand areas like Kona and Waikoloa, some sellers are getting more realistic with pricing as days-on-market stretch a bit longer than last year.

This is great news for buyers who've been waiting for breathing room. If you're on-island or planning a trip soon, now's the time to tour properties and get pre-approved. I’ve been seeing opportunities where motivated sellers are open to negotiation—especially on homes with 30+ days on market.

Seller Tip: If you're thinking of listing, prep your property to shine now. Summer visitors = summer buyers. We’re seeing strong interest in homes that photograph well, are priced competitively, and have STVR potential.

🌴 California: Buyers Are Active, But Still Cautious

In Southern California, the spring surge is rolling in—but with a different energy than years past. With interest rates hovering in the mid-6s to low-7s, buyers are getting more selective. Homes that are priced right and move-in ready are still moving quickly, often with multiple offers. But overpriced listings? They’re sitting.

The upside? If you’re a buyer with financing in place, you're in a strong position to negotiate—especially in the $800K–$1.2M range.

Seller Tip: Don’t chase the market. Price it right from the start, or be prepared to adjust quickly.
